DELIVERING THE SOLUTIONS YOU NEED

Barnsley Council Cabinet approved the proposed masterplan framework for Barnsley West (MU1) and the plan was adopted by Full Council on Thursday 19 December 2019.

The Barnsley West area covers the Local Plan mixed use site MU1 and has the capacity to deliver around 1700 housing units and 43 hectares of employment land. The site lies two kilometres to the west of Barnsley town centre on land between the communities of Gawber, Higham, Pogmoor and Barugh Green, next to the M1. Much of the site was previously an open-cast mine and was later refilled. Alongside the housing units and employment land, the development can also include a new primary school, small shops and community facilities as well as an access link road among other brand-new infrastructure.

A community consultation exercise to gather views on the draft masterplan framework was carried out between Thursday 12 September 2019 and Thursday 24 October 2019. Through questionnaires and community events people had the opportunity to comment on the draft plan and its main themes.

Application 1: Residential Phase including Link Road

Preparation of the site to remove existing buildings, creation of site levels and sustainable drainage ponds; The location of 1,760 new homes, including detailed permission for the first 229 new homes.

A new link road (to join the two approved roundabouts) and works to Hermit Lane; Open green space and wildlife corridors; and Location of a primary school and small shops and community facilities.

Full details of the link road and the first 229 new homes has been provided within the application package. A layout plan and images of the proposed new homes can be viewed on the Phase 1 Residential Development below.

The remaining 1,531 new homes, including a primary school for up 420 children and small shops and community facilities will be approved at a later stage through further planning application(s).

ENS Acoustics has been involved with the project since feasibility stage, where initial noise surveys were used to determine the site’s suitability for mixed residential and commercial use. We were subsequently engaged to assess the noise impact of the new link road and the new roundabout junctions on existing and future residential noise amenity and provided the noise chapter of the subsequent Environmental Impact Assessment (EIA) requested by the LPA (see current plans below). We are currently assisting Stata Homes secure planning permission for phase 1 of the development.
